Purchasing a lodge at Hilton Woods Park is the most affordable way to own a second home in North Cornwall, and to assist you we have compiled the following Frequently asked Questions.
How long is the lease? When you purchase a holiday lodge, you are given a 50 year Holiday Licence which is signed by both parties at the time the purchase is completed. We can at any time prior to purchase provide you with a copy of this licence.
Can I live in a holiday lodge at Hilton Woods? Conditions of the planning permission mean that you are required to use your lodge as a second or holiday home rather than a primary residence..
Apart from the purchase price, what other charges are payable? The annual site fees are currently £1915.00 plus VAT per annum. This is payable on 1st November annually. During your first year of ownership the fees will be a pro rata payment of the annual amount. Electric, gas and water are metered separately. The lodge is not subject to Council Tax, but rates are chargeable.
Can I sublet out my holiday home? Yes. Rental of holiday lodges is permitted for HOLIDAY LETS only. Each holiday period must not exceed 4 weeks for any one guest, unless otherwise agreed in writing. Details for commercial letting services are available from the sales office.
